SOME USEFUL TIPS

Protecting your transaction

  • Keep in close contact with your lender, realtor and the title company during the pendency of your transaction. Your lender should notify you of any special requirements that must be met prior to closing and funding your loan.
  • Your homeowners insurance agent should contact Texas Country Title as soon as possible regarding your homeowners insurance policy to be issued in connection with your purchase.
  • You should receive a Commitment for Title Insurance and copies of Restrictions and other Exceptions to Title prior to closing for your review. We suggest you also have your attorney review these documents if you choose. At this time, you will be provided with your closer's name, address and phone number.
  • Once we receive final closing instructions from your lender, we should be in a position to provide you with final settlement figures. If these figures exceed the sum of $1,500.00, we are required by the Texas Department of Insurance to collect this money in the form of a cashier's check payable to Texas Country Title.
